Underpinning in the United Kingdom

Take your foundations down to ground that carries load without shifting.

What this work involves

Underpinning takes a building's foundations to a depth where the soil is stable and unaffected by the shrinkage, saturation or erosion occurring in the upper layers. With the mass concrete method, the specialist digs short bays beneath the existing footing in a set sequence, places concrete in each bay and lets it cure before moving to the next. This keeps the building supported throughout and prevents the full load bearing on any single point.

Underpinning is used where the original footing sits too shallow to stay clear of clay shrinkage and swelling, where a tree has been removing moisture from the ground over many years, or where crack monitoring shows movement is still active. It is generally chosen when the source of movement cannot be removed or when less invasive methods do not suit the ground conditions. A specialist will review the soil, the crack patterns and any drainage factors before recommending a method. A free quote is available once that review is complete.

Steps in the repair

  1. Trial pit

A pit is dug beside the affected bay window foundation to measure the existing footing depth, assess its condition and record the soil type below it.

  2. Bay layout

The engineer marks the footing into a numbered sequence of short bays so each section can be opened and concreted without leaving the wall above unsupported.

  3. Excavation and pour

Each bay is dug to the bearing depth set out in the design, then filled with mass concrete in a single pour and left to cure before the next bay is opened.

  4. Packing and reinstatement

Once the concrete has cured, dry cement pack is driven tight between the new base and the old footing, excavations are backfilled, and disturbed surfaces are made good.

Do any of these apply to your bay window?

  • Diagonal cracks running from the corners of window or door openings that have grown wider over successive seasons
  • One part of the house sits visibly lower than the section next to it and the difference has grown over time
  • A floor that slopes noticeably toward an outside wall and has worsened after a dry summer
  • An engineer's report has confirmed that the existing footing rests on ground that has lost its load-bearing capacity
  • Cracks that have been repaired more than once and keep reopening along the same line
  • A bay window or single-storey outbuilding that has settled at one end relative to the main building

What influences an underpinning job

Depth to firm bearing ground

The single biggest factor in the scope and cost of underpinning is how far down the specialist must go before reaching stable strata. Clay soils in many parts of the UK are deep, and the further down the specialist must go before reaching stable strata, the more material must be dug out and taken away.

Method selection

Mass concrete bays suit properties where firm ground lies at a manageable depth. Where stable strata sit further down, beam and base construction or mini piling transfers the load past the unstable material. The specialist chooses the method after reviewing ground conditions and the load the wall carries.

Access to the working area

Restricted side access, low headroom or proximity to a neighbouring structure all affect how the work is carried out. Small hydraulic rigs can pass through a standard doorway, making piling viable on tight urban plots where open excavation is not an option.

Drainage and tree root involvement

A fractured drain softening the soil, or a large tree drawing moisture from clay beneath the footing, can cause movement that continues unless those causes are dealt with alongside the structural repair. The specialist identifies whether drainage or root management forms part of the job scope.

Related bay window subsidence repair services

Proper bay window subsidence repair work runs in a set order: investigate to find what is actually causing the movement, monitor where more time is needed to get a clear picture, then carry out the right remedy, which may be a drain repair, tree management, resin injection or, where the foundations genuinely need it, underpinning.

Good to know

Does underpinning always mean mass concrete bays?

No. Mass concrete suits sites where firm bearing ground lies at a manageable depth. Where stable strata sit further down, screw piling or beam and base construction transfers load past the weak material. The specialist selects the method after examining the footing, the soil profile and the load the wall carries.

How much does underpinning cost?

There is no single figure that covers all properties. The depth to firm ground, the length of wall involved, access for excavation equipment, and whether drain repairs or root management form part of the job all affect the final price. A free quote is available once the specialist has reviewed the site.

Will I need to move out while the work is done?

Most homeowners remain in the property throughout. Because the bay sequence means only one short section of the footing is open at any time, the wall retains support during the whole programme. The specialist will advise if any room needs to be vacated during a particular stage.

Does underpinning affect a property's value when it is sold?

Completed, certificated underpinning does not on its own reduce value. Buyers, lenders and solicitors want to see that the source of movement was established, that the remedial work followed the structural engineer's specification, and that building control issued a completion certificate.
