Bay window subsidence repair checker

Answer a few short questions about what you have noticed around your bay window. Your answers produce a preliminary view on whether the movement is likely to have a structural cause. No online tool can diagnose the problem; a physical site investigation is the only way to find out what is happening beneath the ground.

Could it be subsidence?

Have you noticed diagonal cracks wider than a 10p coin (about 3mm), often near doors, windows or corners?
Do the same cracks appear both inside and outside, or in the same place on different floors?
Have doors or windows started sticking, or do gaps show around the frames?
Is there a large tree close to the house, or has the area had a very dry spell lately?
Has the cracking appeared or widened in the last year?

A first indication only, not a confirmed finding. Request an assessment to have a specialist attend the property and set out precisely what is happening.

What each level means

  1. Low likelihood The symptoms you have outlined are often minor and can have a non-structural cause, such as seasonal thermal movement or materials contracting as they dry. Keep a dated record and monitor for any change.
  2. Possible Taken together, those signs are worth a proper assessment. A specialist will tell you whether anything structural is happening beneath the bay.
  3. Worth investigating The signs point to possible ground movement beneath the bay window. Arrange an assessment soon; catching movement early keeps any repair smaller and less costly.
  • Seasonal movement: Cracks that widen slightly in warm weather and narrow in winter are usually thermal movement in the bay frame rather than ground movement.
  • Plaster shrinkage: Fine crazing across render or plaster is normally drying shrinkage rather than anything structural.
  • Old settlement: A bay that moved some years ago and has remained unchanged since then is not showing active movement.
